data-end=\"380\">o acesso \u00e0 habita\u00e7\u00e3o continua a afastar-se das fam\u00edlias.<\/strong><\/p>\n<p data-start=\"382\" data-end=\"567\">Em abril, os pre\u00e7os das casas \u00e0 venda subiram <strong data-start=\"428\" data-end=\"463\">10,8% face ao mesmo m\u00eas de 2025<\/strong>, atingindo um novo m\u00e1ximo hist\u00f3rico pelo sexto m\u00eas consecutivo.<\/p>\n<p data-start=\"569\" data-end=\"706\">O valor mediano chegou aos <strong data-start=\"596\" data-end=\"609\">3.121\u20ac\/m\u00b2<\/strong>, com aumentos praticamente generalizados em todo o pa\u00eds.<\/p>\n<p data-start=\"708\" data-end=\"913\">Lisboa continua a liderar os pre\u00e7os, seguida pelo Porto e Funchal, mas a subida j\u00e1 n\u00e3o \u00e9 apenas um fen\u00f3meno dos grandes centros \u2014 <strong data-start=\"838\" data-end=\"872\">estende-se a todo o territ\u00f3rio<\/strong>.<\/p>\n<h3 data-section-id=\"11dlhif\" data-start=\"920\" data-end=\"967\">\ud83e\udded Um problema estrutural \u2014 n\u00e3o conjuntural<\/h3>\n<p data-start=\"969\" data-end=\"1005\">Estes n\u00fameros n\u00e3o surgem isolados.<\/p>\n<p data-start=\"1007\" data-end=\"1142\">O mercado da habita\u00e7\u00e3o em Portugal continua marcado por um desequil\u00edbrio claro:<br data-start=\"1086\" data-end=\"1089\" \/>\ud83d\udc49 <strong data-start=\"1092\" data-end=\"1111\">procura data-end=\"1306\">Este desfasamento tem vindo a pressionar os pre\u00e7os de forma consistente, com aumentos sucessivos nos \u00faltimos meses e anos.<\/p>\n<p data-start=\"1308\" data-end=\"1347\">O modelo n\u00e3o funciona, \u00e9 preciso mud\u00e1-lo<\/h3>\n<p data-start=\"1565\" data-end=\"1661\">Perante esta realidade, a quest\u00e3o deixa de ser \u201cporque sobem os pre\u00e7os\u201d<br
